It's time to start packing away what you will take with you to your new home and give/sell what you don't use/want anymore. The idea is to remove the clutter.
Make a list of repairs or problems
You will need to disclose any flaw in the property's structure that you are aware of in the Seller's Disclosure Form.
Prepare to Show your Home
Small and inexpensive changes can bring you a higher offer. Touch up your interior & exterior with paint before you list your home. Fix dripping faucets, running toilets. Keep the pets outside while showing your home. Get rid of pet odors. Clean flooring, appliances and fixtures. Clear debris from your yard and sidewalk. Trim your trees, hedges or shrubs. Clean all gutters, replace missing roof shingles and broken windows.
Exclusions
You will need to decide exactly what you will convey (leave) with the property and what you will be taking with you. For example, your dinning your chandelier or the back yard water garden.
Find your new home
If you need to close your contract quickly you don't want to be out in the cold. On the other hand you can always structure your contract contingent on closing on your new home.
