1) Don't put your home on the market before it's ready
2) Making improvements that pushes you above your market area. You don't want to be the most expensive home on the block.
3) Pricing your home for the amount you want to net instead of what the market will bear.
4) One of the biggest and easiest mistakes to make is making the sales process emotional. The most successful FSBOs are objective and view their home as a commodity.
5) Failing to make full disclosure of issues with the home. Texas requires you to use a Seller's Disclosure form to advise the buyer of any known problem with the property.
